Finish a custom house in Santa Monica, under contract to Tellus, when the trade crews stopped showing up in the spring of 2020.

Mid-build, on a schedule that assumed every crew arrived when called. California had listed construction as essential, which settled the law and nothing else.

Problem

The remaining scope sorted by what each phase actually required, a licensed crew or a skilled pair of hands, with a plan for each, and an owner who never carried the disruption.

What we did

Protect the licensed work with timing and a second sub kept warm; do the skill-bound work myself, for months; book my hours against each phase; leave the owner's schedule alone.

Result

The house finished and the contract was never reopened. The sort is the reusable part, and it needs no trade skill to run.
